| From past experience most houses will sell anywhere from 30-60 days some even quicker. |

| It depends how quickly houses are selling in your area at the time. This fluctuates within your area of town. it is no fun always trying to keep your house in tip top shape in order to sell. I went through this while I was pregnant and have a 20 month old. It isn't fun. It is hard. |

There are so many factors to consider. Time of year, area you are in, condition of the home, etc.
We sold our home in 3 months. I've seen houses in our new neighborhood take anywhere from one week to one year. |

It took almost 6 months to sell our house. There were so many other houses for sale exactly like ours in our neighborhood. Also, we were competing against new construction homes. In the end, we dropped the price and sold the next day. It was alot of hard work trying to keep the house clean all the time with five little ones home all day. We had several showings a week at all times of the day.

When interest rates are low, it can happen quite quickly.
When they're high, it could sit on the market for a year or more - unless it's something very special. |

| In the UK house sales are normally handled by estate agents, it can sometimes be worth ringing round several agents and asking what they have recently sold in your price range / area and how long it took to move. Even allowing for their 'optimism ' as they are hoping to handle the sale it can give a limited feel for the market. Would the equivalent people in the US be called realtors? |

| We're thinking of selling our home- we were told to hold off to the Spring. I almost wish we had put it up for sale in the winter. Although the market is slow- there's not much to choose from. In the Spring, I fear the market will be saturated. Hmmm |

Location is such a huge factor. I have a friend that sold her townhouse to someone that never even saw it before bidding OVER the asking price.
Can't see that ever happening in my area. |

| Are you listing with an agent or are you selling it yourself? |

| We bought ours in the winter, and were very happy. There isn't much inventory, but we got a great price. Spring is when everyone lists. You can't lose by listing earlier. You can get feedback, and then fix things if you have too. |

| I've heard that when spring & summer hit the market heats up because people with children want to make the move while school's out. Don't know if this will affect your area. |
