Thought I'd throw an option out there for those who are currently investing in Residential Real Estate who have thought about, or researched Commercial Real Estate options for investing. We are a Commercial Real Estate Investment and Development house that sets up syndications for purchase of property.

Many times we see investors come in with passive level investment equity who really want to place their funds and have everything else taken care of.

Most of our syndicate options start at $150,000 and up (at the authority of the principals) and go after $5 Million+ properties with solid cash on csh returns. Many times we see smaller investors (say 20,000-100,000) wanting to invest and we suggest banding together to form your own LLC and coming to us with a combined total. We also have avenues for approach from using IRA funds to helping you with your tax-deffered options (like buying as a 1031 exchange.)

Just an option you may not have thought of.

I am indirectly invested in commercial real estate and apartments through a U.S. Property fund in my 401k that owns actual properties (not stocks). It has a higher, more stable long term return than bonds or the S&P 500. It appears to be rising at an increasing rate with not even minor dips for several years. Of the 30 choices in our 401k, the only beating it this year are 2 more volitile int'l funds (which I have a higher stake in due to even better long term returns).

I haven't found public mutual funds that directly own property, and have not researched REITs yet. I certainly do not have the capital to speculate on a single property that might or might not end up leased.
