I have actually found out quite abit about this. You can get another home loan with an astronomical APR as soon as a bankruptcy is discharged. At 2 years after the bnkrkrpy you can get a considerably better rate. The most important thing to remember is that even though bad credit may be an issue, there are still people who want to loan you money, but because of their higher risk as determined by your credit report, they want more money. Just make sure to get at least three or four companies info before choosing one. Also, though your APR may be high now don't forget that you will be able to refinance in the future (especially since making house payments on time reflects on your score while past difficulties will drop after 8 years (I think . |

| Do a search on google for Bad Credit Loans - there are tons of places. This was mentioned in an earlier post... You will most likely pay a much higher interest rate depending on how bad your credit score is.... |

Contact a Mtg. Broker and have them look into MyCommunity Programs, this is a fannie mae program that can help borrowers with lower scores, and lower income to afford becoming a homeowner.
as of this date: BK7 has to be greater than 24 months, colletions/charge offs have to be below $5000, or they ALL have to be paid or settled.
there are some changes coming in effect on the 15th of May, not quite sure what all they are, but I am hearing that the $5000 may be waived if the collection does not effect title.
Freddie Mac offers the Home Possible program too.

Just an update here, as many programs have changed over and over since my last post in MAY.
FHA would probably be the best way with minimal credit at this time...
the bank I work for has a minimum score of 550 to do FHA loans, they will look closely at the past 12 months of credit. good letters of explanation. Alternitive tradelines, positive Verification of rent w/ no lates in the past 12 months.
There is alot more involved than just scores...
Housing and Debt Ratios usually should NOT exceed 29/43%
and compensating factors are looked at too.. such as time on job, reserve funds in savings, or 401k accts.
