The concept of remote farming is great, investing in a piece of land and letting someone else work it to pay the mortgage, the problem is that farming is not a very lucrative industry for the "little guy."
I doubt very much that you could come out on top in most cases, between paying a mortgage on the land, paying taxes, paying the farmer to work it, and paying all the farming related expenses.
I give you points for creativity, but I think I'll stick with residential lease properties, as there's always a market for low-middle rental units in working class areas.
