It's funny that we r on a stock forum saying how much better RE is.
People in LS MS AL might not be so sure about RE.
Truth is a diversified portfolio should have some of each. |

Real Estate - really Commercial Real Estate is being seen as a strong, solid asset class. Working to either diversify a current portfolio or as an asset all on it's own.
I would have to disagree with a previous post that stated that the Stock Market has seen a constant 10-12% return in every decade. Look at the S&P 500 in 2003 alone - from 2% to negative 8% returns.
Commercial Real Estate is valued differently than any other asset class and has the ability to bring in far greater cash flow. With real estate property you're spreading out risk and with most property (such as retail or office) you have annual rental increases which are contracted, as close to a guaratee in additional income as you can get.
Commercial Real Estate also has benefits not seen in traditional asset classes, such as the tax benefits - forced appreciation, passive income and cost recovery.

The location of the property has a lot to do with the investment. The weather is something you want to look at and have insurance for. |

Real estate has a lot of risks. Its very similar to stocks in that you have to know the market very well. But if you know what your doing it can be ok the problem is their is so much liability- renters, injuries, contracts etc.
On the other hand not to long ago a buddy and I bought a house for 120k with creative financing (none of our own money) and sold it for just under 150k 3 weeks later by only doing minimal upgrades like paint, mowing the grass, small cheap aesthetic stuff that doesnt need a permit. that money paid for school this year.
And back on the other hand the creative financing would put us in a very very difficult spot if it hadnt sold. But I live in a rediculous market. The median new home price jumped 10% from october to november to $416,000 for the entire county, even though we have huge insurance, power, phone and cable rate hikes after the 5 storms in 13 months.
It is true anyone can do it with little money but its hard and takes a lot of work and time. |

I disagree, RE is the least risky investment. The worst is you will break even. Just get a RE license and find a cheap broker.
